Greedheads Among Us, Keith W. Gledhill

Nona Hester, a disabled elderly citizen, received a letter from one Keith W. Gledhill, Realtor then with Prudential Nevada Realty. Mr. Gledhill wrote Ms. Hester threatening to sue her over her complaint to the Nevada Real Estate Division (NRED) about him.

Yet later, on April 5, 2005, Mr. Gledhill testified under oath in Reno Justice Court before Judge Salcedo that there were NO other NRED (Nevada Real Estate Division) complaints against him. In other words, Mr. Gledhill lied.That was deliberate perjury as Mr. Gledhill had previously written a threatening letter to Ms. Hester, a NRED complainant against him. Mr. Gledhill knew he also had other NRED complaints against him besides Ms. Hester. Another from a Ms. Ramalho, another from a Carol Gates, and another from a Ms. Alexandra.

Mr. Gledhill lied as NRED investigator, Charles Henry, had himself stated he has a half dozen or so complaints against Mr. Gledhill that he was wroking on. One of those complaints was that although legally and ethically required to do so, Mr. Gledhill had failed to tell a client of his who had made an offer to purchase a property next door to Ms. Hester, that there was a counter offer. When queried about why he hadn’t, Mr. Gledhill proudly and self-servingly announced, “I made the decision that it was a more profitable use of my time to make several thousands of dollars off the King’s $400,000 deal then the few hundred I would make off that deal.”

That choice Mr. Gledhill so proudly made was a shocking and costly violation of an agency relationship, NRS 645 and the Realtor Code of Ethics as the buyer lost the deal.Mr. Gledhill, who was supposed to represent his clint, the buyer, did not. Instead, Mr. Gledhill was arrogant and unprofessional; he even bragged about his $400,000 deal to Buddy Wright, the Listing Agent. Instead of building a working relationship with all the parties involved to make the deal, Mr. Gledhill insulted and alienated the Listing Agent and Sellers as he conveyed to them he was just too important to work their $115,000 deal when he had a much more important, and profitable to him, $400,000 one he should be working on instead. Mr. Gledhill put himself and his commission before anyone else including his legal and ethical duties under his real estate license.

Later it was discovered that over Mr. Gledhill’s client’s signature on the purchase contract and earnest money check, and without telling his client, Mr. Gledhill had written in his choice of title and escrow when he presented his client’s offer via the fax. His client has specifically given him instructions the offer was to be presented in person, something it turned out Mr. Gledhill was too lazy to do.

The purchase contract and Mr. Gledhill’s buyer’s check had Donna Heinson at Founders Title written on them. Mr. Gledhill handwrote over both changing them to his choice of Jenna Kay Clark http://www.broowaha.com/article.php?id=3421 at First Centennial Title.Mr. Gledhill has previously threatened two Wells Fargo loan officers. He had fired Wells Fargo loan officer Shelley Vinson, describing her as a bimbo who would not do what he wanted. Valerie Mapes http://www.broowaha.com/article.php?id=3404, his Broker, has tried more than once to get a Wells Fargo loan officer in trouble with their job because her agent, Mr. Gledhill was told that “Representing to any lender, guaranteeing agency or any other interested party, verbally or through the preparation of false documents, . . . terms differing from those actually agreed upon” is an NRS 645 violation of a real estate license. Mr. Gledhill and Ms. Mapes both expressed their unconcern for NRS 645.Mr. Gledhill has tried to get Pattie Nees with Lakemont Homes Granite Ridge in trouble with her job over two fraudulent Second Home purchases he was attempting to do through Lakemont Homes. That was in spite of the fact that per Washoe County public records September 19, 2003, Bank of America loan # 6503483635 for $274,000 was recorded with a Second Home Rider (http://www.freddiemac.com/uniform/doc/3890-Multistate2ndHomeRider.doc) for their loan on 2580 Snow Partridge Dr., Reno, NV 89523 http://www.broowaha.com/article.php?id=3300.

That property is a couple blocks away from Lakemont’s Granite Ridge offices. Keith W. and Jennifer I. Gledhill signed the Deed of Trust and Second Home Rider on 2580 Snow Partridge Dr.Then Mr. Gledhill threatened Ms. Hestor. Mr. Gledhill was bullying all the witnesses to his criminal activities to frighten them to go away.
